WHEN IS REWIRING NECESSARY?
If a property hasn’t been rewired in the last 30-35 years, it will probably need upgrading but before we will advise on a full scale rewire we will always carry out a full EICR (Electrical installation condition report) first to make sure that it complies with the current edition of the wiring regulations. After full electrical inspection, the certificate will need to be issued along with a Building Regulations Compliance certificate. Given the sheer volume of electrical devices used in modern households compared to the 1980s and 90s, the existing wiring might be under strain from a high level of electricity usage, and could potentially be dangerous.
A full or partial rewire might also be required if you’re planning major renovation such as loft convention, extension upgrade of your consumer unit ( Fuse board) In the case of loft convention, extension or garage conversions, any new wiring will need to comply with Part P (Electrical Safety) of the Building Regulations, and full Electrical installation certificate will need to be issued.
